A completed and signed application from ALL proposed occupants over the age of 18 must be submitted. ALL LINES MUST BE FILLED IN. Incomplete, Incorrect, or falsified information will disqualify you as a prospective renter.
We require verifiable, favorable responses from references and previous landlords. Rental history must be verifiable from unbiased sources. If you're related by blood or marriage to one of the previous landlords, or your rental history does not include at least two previous landlords, your application may be declined, or we may require a qualified co-signer on your rental agreement. Qualified co-signers must meet all screening criteria plus make 3 times the amount of rent.
NO EVICTIONS!
We require a verifiable household monthly income of at least 2.5 times the amount of your monthly rent. If self-employed, please provide two years' income tax return.
This application is for qualification only and does not guarantee the applicant the property.
Verifiable good credit. (Credit reports will be checked with a national credit bureau) Credit reports supplied by applicants will not be accepted.
Only discharged bankruptcies are considered.
You will be denied if you have a conviction for any type of crime that would be considered a threat to real property or the ability of other residents to peacefully enjoy the premises.
PETS: Depending on the property and the property owner's pet restrictions, all approved pets are subject to an increased deposit. Pet rent per animal may also be applied. Certain breeds may not be allowed. (Pit Bull, Rottweiler, Doberman, German Shepherd, or a mixed breed of any of the above).
