PETS: Depending on the property and the property owner's pet restrictions, all approved pets are subject to an increased deposit. Pet rent per animal may also be applied. Certain breeds may not be allowed. (Pit Bull, Rottweiler, Doberman, German Shepherd, or a mixed breed of any of the above).

AUTHORIZATION FORM

Authorization for Release of Information

The undersigned hereby authorizes Lawson Property Management to obtain through any credit reporting agency, a credit report, unlawful detainer and criminal background report. Lawson Property Management is further authorized to investigate and verify all personal and financial information, employment history including verification of income and all other information set forth on my rental application. All holders of any such information, both public and private, including but not limited to, present and former landlords, employers, banks, savings and loans, and similar financial institutions and persons and entities designated by the undersigned as personal references and credit references, are hereby authorized and directed to release, without reservation or limitation, any such information they have concerning the undersigned. In doing so, I will be acting on behalf of, and at the request of, the undersigned and shall be without liability for release of such information to Lawson Property Management.

A copy of this authorization shall be deemed the same as the original. Lawson Property Management may obtain the information described above in person, phone, facsimile transmission, email, mail or otherwise obtained.

AGREEMENT & SIGNATURE

Applicant represents that all information given on this application is true and correct. Applicant hereby authorizes verification of all references and facts, including but not limited to current and previous landlords and employers, and personal references. Applicant hereby authorizes Lawson Property Management to obtain Unlawful Detainer, Credit Reports, Telechecks, and/or criminal background reports. The report does not guarantee the accuracy or truthfulness of the information as to the subject of the investigation but only that it is accurately copied from public records and information generated as a result of identity theft, including evidence of criminal activity, may be inaccurately associated with the consumer who is the subject of the report as set forth in Section 1786.26. Applicant agrees to furnish additional credit and/or personal references upon request. Applicant understands that incomplete or incorrect information provided in the application may cause a delay in processing which may result in denial of tenancy. In the event that a material misstatement or misrepresentation is discovered after Applicant is accepted as a Resident, and whether or not a Lease or Month-to-Month Rental Agreement is executed, Owner may, at Owner’s sole discretion, deem such misstatement or misrepresentation to be a material and non-curable breach of any subsequent Lease or Month-to-Month Rental Agreement and grounds for rescission of the contract and immediate eviction. Applicant hereby waives any claim and releases from liability any person providing or obtaining said verification or additional information.
